What to expect from your builder

Building a home is the biggest investment most people make - having a solid relationship with your builder of choice is critical. Having the best relationship possible often means understanding what you can expect from a reputable builder. Understanding how a builder operates can help immensely - knowing what to expect is key in making your homebuilding experience as headache-free as possible.

A builder knows what his or her responsibilities are. Here’s what you should expect from your builder:

  • Multiple references Ask to inspect some of the homes your builder has previously constructed, and speak with previous clients. Any project can sound great, but seeing them personally may cast a different light.
  • Permit assistance Your builder should help complete all the forms needed to file your permits.
  • A construction schedule It’s important to know when each step is taken to finish your dream home. Based on a builder’s vast knowledge of the process, he or she will complete a schedule that takes all subcontractors and their needs into consideration.
  • A strong on-site presence You have placed your trust in a builder. That builder should be at the site of your project regularly or appoint a project manager that meets your approval.
  • Availability A builder should promptly answer your questions or address any concerns.
  • Homeowner orientation Upon completion of the house, builders will schedule an orientation session with you. Not only is this an inspection, but this time is also used to provide you with a thorough demonstration of how everything in your home works.
  • Warranty All reputable builders will gladly provide you with a limited warranty to address any problems that arise after you’ve closed and moved in to your house.
